Comprehensive Market Study
Overview:
The Base Closure and Realignment Committee (BRAC) is in charge of regional planning for the Fort Bragg Region. The Littlejohn Group was selected to perform a housing market study for this five county region of eastern North Carolina. The focus was to provide feedback on the inventory and supply of housing in the region and whether or not it served the needs of the targeted market.
Client Needs:
- A comprehensive housing survey completed to track buyer opinions of the market’s housing options and to determine their preference.
- An inventory of available housing in the area including price, type and quantity
- Identification of under (and over) served housing types in the region
- Recommendations on developing the needed housing types.
Solution:
A comprehensive housing market study was undertaken illustrating and tracking the variety of projects in the region. Mapping of sales activity identified several areas of regional housing growth, and key characteristics of housing in those areas were then summarized (including higher end, first time buyer, second home housing in lake communities, etc). This information helped the client better understand the regional growth trend on a more in-depth level than simply knowing where new homes were being built.
A comprehensive online survey was conducted with households relocating to the area. Topics covered in the survey included location, community and housing type preferences, key decision drivers and attitudes on sustainable design and practices. Responses were summarized into an assessment of the market preferences and will be used to help create policy in the region.
Case studies of successful development throughout the Southeast were provided to illustrate solutions for underserved product types. Examples utilized suited market dynamics and realities specific to the Fayetteville, NC region.
